Terms and Conditions

 

All bookings must be made in writing on the  booking form provided and are subject to the following terms and conditions:

 

A provisional booking may be made by telephone and will be held for 7 days pending receipt of a completed booking form with full deposit or payment appropriate.

 

A deposit of £200 / $330 per week is required with your completed booking form. The booking will be confirmed with you in writing ( or email) within 7 days of receipt of your booking form. Once the booking has been confirmed the deposit will be non – refundable but will be deducted from the full rental amount due.

 

Upon payment of the outstanding the balance, the client shall be required to pay a refundable security / breakage deposit of £250 / $400. This deposit will be refunded to the client as soon as possible, but no later than 28 days after the property has been vacated. Please note that the owners will need this period of time to determine if additional telephone and television charges are experienced.

 

Deductions will be made for breakages, extra ordinary cleaning (including the removal of tobacco odours) or damage caused during the period of rental in accordance with the manager’s report. (Small breakages such as glasses etc. are considered accidental and are not chargeable. Losses, such as removal of equipment including games, towels etc  are chargeable.)

 

Deductions will also be made if inappropriate (ie international) telephone calls or pay per view TV viewing charges are experienced by the owners. (Please note Telephone cards for international use are available at the major supermarkets and pharmacists.)

 

Approximately 12 weeks prior to your departure an invoice will be sent to you indicating balance due. This is required to be paid not later than TEN WEEKS prior to the date booked. If payment has not been received by this time we reserve the right to cancel the booking. In the event of cancellation or non payment the following cancellation charges will apply:

 

 

More than 10 weeks before:     Booking deposit only

 

 

6 to 10 weeks before:               50% of rental charge

 

 

4 to 6 weeks before:                 75% of rental charge

 

 

Up to 4 weeks before:               100% of rental charge

 

 

 

 

All cancellations must be made in writing to the owner's address (provided in documentation to you.). We will make every effort to assist in altering dates to suit.

 

It is required that the client and all members of his / her party are covered by adequate holiday insurance. Neither the owner of the property nor servant nor agents will be liable for loss or damage arising in connection with any matter outside of our reasonable control. The following list is not exhaustive but includes: Health issues of visiting guests, Acts of God, strikes, plots / political unrest, war, industrial disputes, failure of public services.

 

Furthermore, neither the owner nor agents will accept liability for any injury however caused to the client, any member of his or her party, or visitors to the property.

 

The client accepts responsibility for safety of all members of his/her party, including making adequate safety arrangements for safety in relation to the swimming pool. The supervision of pool users is specifically the responsibility of the client.    It is the responsibility of the lead party member to risk assess the property upon arrival and inform the Management Company of any concerns identified.

 

All bookings are from Saturday to Saturday or part thereof. Clients may gain access to the property after  4pm on the day of arrival and the property must be vacated by  10am on the day of departure unless otherwise arranged and agreed. Additional days are available by arrangements with the owners at additional cost. (Start and end days other than Saturdays are available at the discretion of the owners.)

 

We reserve the right to cancel a booking; returning full payment received up to the point of cancellation.

 

Only those person names on the booking form are authorised to use the property to a maximum of 12 people.

 

No pets are permitted

 

We operate a no smoking policy within the building. Smoking is permitted on the patio only.

 

All clients are requested to treat the property with respect.

 

Clients who book time at the house accept as part of their booking, the terms and conditions as listed here and available on the web site.
